Government Schemes

The help to buy equity loan and shared ownership options are the two main schemes that are backed by the government. They can appear confusing but that is where we can help. We are really knowledgeable about the schemes and can help you to understand what they mean for you. Sometimes, it’s easy to believe they are the best or only option available, or to think they may not be for you, so we’ll provide you with the factual information you need to decide if one of these options could help you buy your first, last or dream home.

Here is brief overview of each government scheme.

Help to buy equity loan: These loans help you to buy a new build property with a 5% deposit. The Government top up your deposit with an additional loan to the value of 20% (or 40% in London) of the property’s value. This loan is not free and after 5 years you will start to pay it back at a specified rate of interest. It is important to remember that the loan is a percentage loan, so if the value of your property goes up or down, so will the value of the loan.

Shared ownership: This scheme helps you to buy a share of a new or old property. You will normally buy a share of between 25% and 75% of the overall value. You will typically need a deposit of 5% of your share but we can secure this for you with no deposit. You will pay the mortgage for your share of the property and pay rent for the remainder, which will also include service charges.

Our service doesn't just stop with mortgages though, we will also help with your Protection, Buildings & Contents, Conveyancing and Utilities.

Home Mover

We all move home for different reasons. Sometimes we want a bigger house, sometimes we want to downsize or to move to a new location. We are here to help relieve some of the stress of moving by looking after your finances. You can put your trust in us to find the most suitable deal that meets your new requirements.

Our service doesn't just stop with mortgages though, we will also help with your Protection, Buildings & Contents, Conveyancing and Utilities.

If you are ready to speak with an adviser please get in touch.

Remortgage

Most mortgages will need to be consistently reviewed to make sure you’re not paying any more than required during the mortgage term. We can also review your mortgage for other reasons including home improvements, holidays, family support and debt refinancing. Whatever your reason for needing a mortgage review we have experts on hand to help, fully supporting you and keeping you informed about the associated costs of re-mortgaging.

Our service doesn't just stop with mortgages though, we will also help with your Protection, Buildings & Contents, Conveyancing and Utilities.

If you are ready to speak with an adviser please get in touch.

Over 55

There is a common misunderstanding that once you get to a certain age, mortgages are no longer available. This might not be the case for you. As we seem to be living longer, lenders from across the UK are adapting to support those over the age of 55. Some lenders now have no maximum age which means that even if you're aged 80 or over, you could still be eligible for a mortgage. We highly recommend that you seek advice as we will guide you through all the options available so you can make an informed choice. These options can include Retirement Interest Only (RIO) and Equity Release, available through one of our trusted partners.

Our service doesn't just stop with mortgages though, we will also help with your Protection, Buildings & Contents, Conveyancing and Utilities.

Self Build & Renovations

Searching for your dream home can be difficult and so you may decide to build it instead. The process of obtaining finance for this type of project could be easier than you think. With a comprehensive range of providers able to support self-builds and renovations and catering for a variety of situations, build types and budgets, there could be an option that suits you. These types of mortgages do need a bit more attention and documentation and we need to make sure that your vision matches the lender’s appetite for lending. This is a great option for those who might want an eco-friendly property, built through non-standard construction or for people who might want to renovate a property that would otherwise not be eligible for a mortgage. So, especially if this is your first self-build, we highly recommend seeking professional advice to make sure that your project runs smoothly from idea through to reality.

Our service doesn't just stop with mortgages though, we will also help with your Protection, Buildings & Contents, Conveyancing and Utilities.

Adverse Credit

We all have a credit profile and if you have an adverse one, you may think that securing finance for a property purchase isn’t an option. We are specialists in providing support and guidance to help you obtain the mortgage you need, whether you’ve had one late payment or have been bankrupt. For some situations, the events that caused the adverse record will be too recent for providers to consider lending to you. If this is the case, we will work with you and keep in contact until you are able to apply. Adverse credit can be caused by a late or missed payment, defaults, CCJs, debt management plans or bankruptcy and even some payday loans fall into this category. So, if you have any of these and are struggling to find a mortgage, please speak to us.

Our service doesn't just stop with mortgages though, we will also help with your Protection, Buildings & Contents, Conveyancing and Utilities.

Buy to Let & Portfolio Mortgages

Investment properties can be used to boost your income now or in retirement, but they are also a cost. Having the right mortgage and receiving the right advice is paramount so you can make the most of your investment. Buy to let mortgages include family lets, houses of multiple occupancy (HMO), let to buys, holiday homes and multi-units. They also include properties which you let to members of your family. If you have four or more buy to let properties, you may be classed as a portfolio landlord and the assessment of your application may be different. These mortgages are treated differently to residentials and in most circumstances, the rent amount will determine the mortgage value. We have plenty of experience dealing with aspiring and experienced landlords so would be delighted to help you.

Our service doesn't just stop with mortgages though, we will also help with your Protection, Buildings & Contents, Conveyancing and Utilities.

Expatriates & Foreign Nationals

Are you a British national and working abroad, either in Europe or further afield? Or are you a national from outside the UK looking to buy? In either scenario, you may still be eligible to mortgage a property in the UK. The deposit requirements are usually greater and the general criteria can require additional work and checks to make sure that the lender is comfortable to lend. We understand this area of mortgage advice and have plenty of lenders that might consider your application, so please do get in touch. We aren’t able to help with overseas property purchases, but we do have trusted partners who we can refer you to.

Protection

What is protection? We like to describe it as a financial safety blanket to help protect your home and family in the event that something happens to you. We can help you with life insurance, critical illness, family income benefit, and income protection. Here is an overview of the different policy types.

Life insurance: This type of insurance will cover you in the event of your passing and can cover you if you are diagnosed with a terminal illness. Claims are paid as a lump sum to your partner or beneficiaries. Life insurance is one of the most low-cost types of protection and whether you are single, married or have children, this could provide financial security to those you leave behind.

Critical illness: This type of protection will pay you a lump sum on diagnose of certain critical illnesses as confirmed in the policy. Critical illness can also cover your dependents as part of the policy and offer additional features to aid recovery, providing much needed support during a difficult time. Critical illness policies cover conditions such as cancer, heart attacks, strokes, dementia and many more. We always hope that these conditions won’t affect us, but unfortunately, the likelihood of this happening to us is greater than we would like so Critical illness cover is a safety net to protect you and your loved ones. Certain conditions can change your life in the blink of an eye and a cash lump sum can help towards new equipment or treatments which could make your day to day life that bit easier.

Income protection: This type of insurance covers your income should you be unable to work due to an illness or accident. These polices can protect the majority of your income and provide a steady monthly payment until you are able to return to work or possibly take retirement. This can help relieve the financial stress should you be unable to work longer than your sick-pay or savings can last. To highlight the need for this type of insurance, many of the top providers in the UK offered this benefit free of charge to seven families and have documented their stories. You can read these stories and learn more about the difference this protection can make.

Family income benefit: Family Income Benefit is very similar to life insurance but has one main difference. In the event of a claim, it will pay the benefit over a specified number of years rather than paying out one lump sum. This is a great way of providing a steady sum of money to your beneficiaries to protect them in the event of your passing.

All of these covers have their advantages. We recommend that you speak to a specialist who will design a plan that will provide a suitable level of cover for you and your family for a budget that you can afford.

Contents insurance covers your belongings and can also include clothes, furniture, and carpets. Our provider, Legal & General, offer market leading policies that are 5 star Defaqto rated with an excellent claims record.
