Government Schemes
The help to buy equity loan and shared ownership options are the two main schemes that are backed by the government. They can appear confusing but that is where we can help. We are really knowledgeable about the schemes and can help you to understand what they mean for you. Sometimes, it’s easy to believe they are the best or only option available, or to think they may not be for you, so we’ll provide you with the factual information you need to decide if one of these options could help you buy your first, last or dream home.

Here is brief overview of each government scheme.

Help to buy equity loan: These loans help you to buy a new build property with a 5% deposit. The Government top up your deposit with an additional loan to the value of 20% (or 40% in London) of the property’s value. This loan is not free and after 5 years you will start to pay it back at a specified rate of interest. It is important to remember that the loan is a percentage loan, so if the value of your property goes up or down, so will the value of the loan.

Shared ownership: This scheme helps you to buy a share of a new or old property. You will normally buy a share of between 25% and 75% of the overall value. You will typically need a deposit of 5% of your share but we can secure this for you with no deposit. You will pay the mortgage for your share of the property and pay rent for the remainder, which will also include service charges.

Over 55
There is a common misunderstanding that once you get to a certain age, mortgages are no longer available. This might not be the case for you. As we seem to be living longer, lenders from across the UK are adapting to support those over the age of 55. Some lenders now have no maximum age which means that even if you're aged 80 or over, you could still be eligible for a mortgage. Adverse Credit
We all have a credit profile and if you have an adverse one, you may think that securing finance for a property purchase isn’t an option. Buy to Let & Portfolio Mortgages
Investment properties can be used to boost your income now or in retirement, but they are also a cost. Having the right mortgage and receiving the right advice is paramount so you can make the most of your investment. Buy to let mortgages include family lets, houses of multiple occupancy (HMO), let to buys, holiday homes and multi-units. They also include properties which you let to members of your family. Expatriates & Foreign Nationals
Are you a British national and working abroad, either in Europe or further afield? Or are you a national from outside the UK looking to buy? Protection
What is protection? We like to describe it as a financial safety blanket to help protect your home and family in the event that something happens to you. We can help you with life insurance, critical illness, family income benefit, and income protection. Here is an overview of the different policy types.

Life insurance: This type of insurance will cover you in the event of your passing and can cover you if you are diagnosed with a terminal illness. Claims are paid as a lump sum to your partner or beneficiaries. Life insurance is one of the most low-cost types of protection and whether you are single, married or have children, this could provide financial security to those you leave behind.

Critical illness: This type of protection will pay you a lump sum on diagnose of certain critical illnesses as confirmed in the policy.
